Over the last three years prices of plots of land in most areas with good access to beaches and good sea views have more than doubled. In some areas this trend will continue as land is still significantly undervalued compared to other parts of Greece and Europe. Our view is that in some areas prices are overblown, having risen in anticipation of developments that have yet to get under way.

As investors ourselves, we are concentrating on two areas where prices are significantly lower than the average for the area but where access to Heraklion International Airport is going to fall to less than one hour because of road improvements that are about to be completed.

Houses have not risen in price at anything like the rate of plots of land. We believe that this trend will alter over the next two years as rental values and returns in the area are significantly higher than those in West Crete, as there is a significant shortage of modern rental properties that match the needs of the holiday market in East Crete. This shortage of property is expected to remain for at least the next five years.
